Perfectly located within a short walking distance to shops, beaches, tea rooms and a river filled with Black Swans, Geese and Ducks and well connected by trains and buses to nearby towns and cities.
Also close by is a Blue Flag Beach, Brunel’s famous section of scenic coastal railway, Dog Friendly Beaches, Dawlish Warren Nature Reserve, The South West Coast Path, Dawlish Museum, Powderham Castle, Boat Trips, Golf Courses, Mini Golf, Funder Park, Dartmoor and the beautiful City of Exeter.
Step into your holiday…
As you enter Pilchard Cottage from the pavement, you will find yourself in the porch with shoe storage to your left and a stable door in front to access the hallway and the sitting room, with a grab handle on the wall to safely navigate one step into the lounge.
Equipped with a 42” Smart TV, seating for five or six people and a woodburning stove with fairy lights above the mantlepiece. This is the perfect place to relax in the evenings with a glass of wine whilst watching a good film with the golden glow of the fire to keep you cosy.
From the sitting room, continue walking along the hallway, of which the floor in the hall, kitchen and bathroom is laid with limestone flags, on your left is the staircase to access the bedrooms upstairs.
After the staircase, there is an entryway into the dining room, with one step down to access with a grab handle on the wall. The Dining Room is spacious with character features and is furnished with a dining table and six comfortable chairs, a desk with a 32” Smart TV, a bookshelf with a great book selection, a chest with children’s books, games and toys, a coat rack, a tray of local attraction leaflets and a window seat. The dining room has two windows which overlook the courtyard garden, which provides great natural light into the room, particularly in the mornings.
Continuing back into the hallway, the next room to be accessed on the ground floor is the Kitchen, which is arranged in a galley style and is very well equipped with the following appliances; a fan oven and electric hob, dishwasher, washer dryer, fridge freezer, microwave, coffee machine, kettle, toaster and DAB+ radio. The kitchen cupboards are kept well stocked with glasses, crockery, utensils, saucepans, cookware etc, you’ll even find an egg slicer and a turkey baster! From the kitchen there is a door to access the rear courtyard garden.
At the end of the kitchen there is a door leading into the bathroom, which offers a thermostatic rainfall shower over the bath. The bath is a wonderful spa bath featuring twelve air jets to truly pamper yourself during your holiday. Also in the bathroom is a basin, toilet, shaving point, heated towel radiator and a large mirror. There are two grab rails next to the bath for safety.
Returning to the hallway, the staircase is situated in between the lounge and the dining room. There are two handrails either side of the stairs and when you reach the small landing at the top there are a further one or two steps to access the bedrooms, both offering handrails or grab rails for support.
When you reach the small landing at the top of the stairs, take a left to enter the large front bedroom, which has two steps to access. Inside this relaxing space you will find a king size oak framed bed, with a bedside table and lamp on both sides. There is also a built in wardrobe, storage shelves and drawers and a dressing table with mirror and chair.
Inside the wardrobe you will find two dressing gowns, board games and puzzles for adults, a tower fan, a baby bath, a children’s bathroom stool and a Children’s activity box filled with colouring pencils, crayons and colouring books.
Back on the landing at the top of the stairs, on your right is another generously sized bedroom overlooking the rear of the property, which is furnished with a king size bed, a single bed, a large chest of drawers, a bedside table with lamp and a built in wardrobe.
Within the wardrobe you will find; dressing gowns, spare duvets of varying thicknesses, a tower fan, a highchair, highchair splash mat, hairdryer, a portable dressing table mirror and a large roll of children’s drawing paper on a wooden holder.
The rear courtyard is accessed via a door in the kitchen, it is fully enclosed and a sun trap during the summer. There is a metal patio set and a parasol for the summer months.
In the Courtyard you will also find a wall mounted clothes airer, a well-stocked log store, potted English Garden Plants such as; lavender, jasmine, clematis and passionflower. a thermostatic tap connected to a hosepipe to give your dog a lovely warm shower, a boot rack and a selection of general and recycling waste bins.
The walls and fence are a minimum of 6ft tall and the courtyard can only be accessed through the house. The flooring in the courtyard is mainly laid of sandstone flags with a small strip of gravel alongside the back of the house. There is a grab handle to support transiting the step into the courtyard from the kitchen.
Accessibility - Please note that due to the age of the cottage the walls are not straight, some of the floors have a camber and are slightly uneven and there are a few areas where the head height is low. Grab handles and handrails have been fitted around the property for safety.
